Dear Jette Meadows Landowners,
As summer comes to a close, we would like to share several updates from around the neighborhood and thank everyone who attended our Annual HOA Meeting on September 4.
Annual Meeting & Board Update
Thank you to everyone who attended and participated in this year’s Annual Meeting.
The current Board members volunteered to serve another term and were re-elected by the membership. We appreciate their continued willingness to volunteer their time and work on behalf of the Jette Meadows community.
The Board would also like to thank everyone who has volunteered their time throughout the year, whether serving on a committee, helping with community projects, or simply staying involved.
A great suggestion was made by Ron Baran. He suggested that we collect names and contact info for those of you with special skills who might be willing to volunteer time to the association as needs arise. His suggestions were: electrical work, concrete work, (dirt work), etc. If there are any of you who would like to be added to this list, please email the board.

Community Reminders & Updates
- Neighborhood Speed Limits
For everyone’s safety, please remember that the speed limit in our community is:

- 25 mph on paved roads
- 15 mph on private roads
- 25 mph on paved roads
We kindly ask that you and your guests respect these limits at all times.
- Property Maintenance
As outlined in our covenants, properties should be maintained in a neat and orderly condition, free from garbage and excess debris. Keeping our neighborhood clean and well-kept helps protect property values and ensures a pleasant environment for all residents. (JMLA Covenants, Art. VIII, Sec. 2, Sub. Sec 2)
- Do Not Feed the Deer
While it may seem harmless, feeding wildlife is both dangerous and illegal. Under Montana Code Annotated (MCA 87-6-216), it is prohibited to provide supplemental feed or attractants to deer and other game animals. This law applies statewide, including here in Lake County. Thank you for doing your part to protect both our community and the local wildlife.
- Private Roads (Great Pine Hill, South Rim, and Canyon View)
The access of those roads are for residents only, their guests and delivery vendors. Pedestrian access is open to all Association members, but we ask that motorized vehicles not be used unless you are a resident or guest. This helps prevent trespassing on private property and reduces unnecessary wear and tear on our roads—keeping maintenance costs lower for everyone.
- Pets & Recreational Access
We’ve received a few complaints about unattended dogs barking excessively or chasing vehicles. To maintain a safe and peaceful environment, please ensure your pets are not left unattended and are properly supervised at all times. (JMLA Covenants, Art VIII, Sec. 2, Sub. Sec. 5)
As a reminder, recreational motorized use of common property is not permitted under our covenants. However, the adjacent tribal land offers miles of trails and open space, providing excellent opportunities for off-road biking and ATV use. (JMLA Covenants, Art. 1, Sec. 1, Sub Sec 4) and (JMLA Covenants, Art VIII, Sec. 2, Sub. Sec. 10)

Private Roads Summer Maintenance
Summer maintenance on the Jette Meadows private roads has been completed.
Thank you to everyone for their patience while this work was underway. Maintaining our private roads continues to be an important part of protecting our neighborhood infrastructure and HOA resources.
As a reminder, our private roads are intended for landowner and authorized use and not intended for recreational use of ATVs and off road vehicles.
Water District Update
The new well has been drilled. Testing and pump work are underway. One of the existing wells had experienced some cloudiness, which contributed to the decision to move forward with the new well. Additional updates will be provided as the new system comes online.
Design Review Committee
The Design Review Committee has had a busy year, receiving approximately 22 inquiries involving fences, garages, home additions, storage structures, and other property improvements.
The Board and membership would like to thank Jim and the Design Review Committee for the time and effort they continue to put into helping landowners through the review process.
Fall Burn Season & Fire Mitigation
This is a great opportunity for landowners to clean up their properties and remove accumulated brush, branches, dead vegetation, and other potential fire fuels.
Fire mitigation continues to be important throughout Jette Meadows, and every property that is cleaned up helps reduce fire risk for the entire neighborhood.
Before burning, please make sure conditions are safe and check all current Lake County burning requirements, permit requirements, and fire restrictions. Never leave a burn unattended and make sure it is completely extinguished before leaving the area.
Thank you to everyone who continues to maintain and improve their property with wildfire safety in mind.
CSKT has authorized early opening of the burn season starting September 15th. However, you do need to permit if you plan to burn between 09/15-10/1
No permit is required October 1st – November 30th
Upcoming Community Fall Cleanup
We are planning a Jette Meadows Community Fall Cleanup and would love to see our members come out and lend a hand!
The cleanup will focus on the frontage road, where volunteers will help pick up debris and clean up the area as we head into fall and winter.
We will also be working on wood and vegetation clearing near the water tower on Canyon View. This effort will help clean up the area while also reducing excess vegetation and potential fire fuels around important community infrastructure.
Cleanup date, time, meeting location, and additional details will be provided to members soon.
This is a great opportunity to meet neighbors, help maintain our community, and accomplish a lot with a few extra hands. We appreciate everyone who is able to volunteer!
Looking Ahead to Winter
With summer winding down, winter and snow removal will soon be upon us.
The HOA continues to work on snow-removal planning for the upcoming season. If you know of a licensed and insured snow-removal contractor who may be interested in working within Jette Meadows, please contact the Board.
Stay Connected
The Board strongly encourages all landowners to utilize the Jette Meadows website for current community information and updates.
We also encourage everyone to make sure the HOA has a current email address on file. Email allows the Board to quickly communicate important notices, road information, meetings, and other neighborhood updates.
