Annual Meeting Minutes

Call to Order: 7:05 PM
Attendance
The full Board of Directors was present (Terri Bolin, Charles Williams and Nate Paul), and 22 other lots from the Association were represented.
Design Review Committee Report
Jim Doolittle provided an update on behalf of the Design Review Committee.
The committee has received approximately 22 inquiries involving property improvements, including fencing, garages, home additions, storage structures, decks, and other projects. Two requests are currently pending.
Jim noted that the committee continues to receive a significant number of inquiries from property owners.
The Board and attending members thanked Jim for his continued work and service on the Design Review Committee.
Water District Update
Terri provided an update regarding the Water District.
A new well has been drilled, and drilling is complete. The Water District is currently awaiting completion of testing. The existing well had experienced cloudy water, which contributed to the decision to drill the new well.
The new well is expected to be brought online shortly after pump testing is successfully completed.
There were no issues with permitting for the new well as it was a replacement well.
The old well will be capped/taken out of service once the new well is operational.
Financial Report
The Association’s year to date financial reports were reviewed and approved by the Board on September 2, 2026. The association’s bookkeeper wasn’t present at the meeting – any questions raised by the membership will be forwarded to her and answered as soon as possible.
A member asked about how change in private road maintenance as chip and seal is reducing annual costs to the Association. Terri provided information regarding the Association’s budget and explained how a reduction in annual maintenance costs will affect available funds and the Association’s ability to meet its expenses and obligations to maintain all private roads.
Fire Mitigation
The need for volunteers to assist with fire mitigation efforts was discussed. Members interested in volunteering were encouraged to participate.
Roads, Snow Removal & Neighborhood Concerns
The use of ATVs on neighborhood/private roads was also discussed, including concerns regarding their use and the importance of maintaining safe conditions within the neighborhood. A couple of residents on S Rim brought up ATV/motorcycle traffic, excessive speeds and asked for road signage installation restricting ATV and off road vehicles. The Board confirmed that currently they are working on design and obtaining pricing for signage for all private roads.
Same residents requested to install speed bumps on a temporary basis during summer months – residents were encouraged to speak to fellow neighbors in order to confirm everyone was onboard. If approved, residents would be responsible installation and removal of said speed bumps. Terri said the board would discuss paying for the speed bumps.
Snowplowing for the upcoming season was discussed and the same residents on S Rim asked that the vendor not scrape road as it removes gravel and any work that was done during summer.
Association Communication & Website
The Board encouraged all members to utilize the Jette Meadows Landowners Association website as a primary resource for current Association information, announcements, updates, and other important notices.
Members were encouraged to contact the Board by email or phone with any questions, concerns, or requests for additional information.
The Board also strongly encouraged all property owners who have not yet provided a current email address to do so. Maintaining up-to-date email contact information helps the Association communicate important notices and updates efficiently and ensures members remain informed of Association matters.
Board & Committee Volunteers
Current Board members: Terri Bollin, Charles Williams and Nate Paul are volunteering to serve as Board members for another term.
Charles also encouraged members to become more involved with the Association and asked for additional volunteers to participate on Association committees.
Jim Dolittle and Diane Farquhar have volunteered to serve another term on the Design Review Committee. Lee Perin volunteered to serve on the Covenants Committee.
No new volunteers for the Board. A vote was held and the current Board was elected to serve another term. The vote tally was 21 for each current board member, which means 4 lots abstained from voting.

Following completion of Association business and member discussion, the meeting was adjourned at 8:26pm
