Board Meeting Summary – August 14, 2026

Present: Terri Bolin, Nathan Paul, Monika Lemm, and Charles Williams
1. Communications from Association Members
- Terri got a violation report from Clint Nebeker regarding cut trees on neighbor’s lot that haven’t been removed after being cut over a year ago; She has been in contact with said neighbor and was informed that the matter will be resolved
- Charles reported a neighbor informing him about getting chips and cut wood from around the mailbox area
2. Communications from Board Members
- Terri – will be requesting from the water board to buy water for road maintenance; Water board has requested that they share our website for their communication regarding meetings etc. Waterboard has volunteered to pay the annual fee for the website hosting. Charles motions to approve that waterboard has access to our website, Nate seconds all approved
3. Design Review Report – submitted for review
4. Approval of Previous Minutes
- Minutes were approved via e-mail on 7/3/2026 via e-mail
5. Financial Report
- Nate motions to approve, Charles seconds all approved
6. Old Business
- RID project was approved by County Commissioners on 07/12/2026
- Liens update: Terri had reached out to lot owners that are delinquent and was able to collect some of the outstanding amounts
7. New Business
- North end of Meadows Rd – on schedule with county to fill holes; Terri is still in talks with county regarding maintenance of the bottom part of the road
- Action without meeting – board approved the new “not to exceed” amount of $9440 for maintenance of Canyon View and sections of South Rim
- Maintenance assessment for upcoming snow removal:
- division for private roads is as follows GPH: HOA 63% homeowners 37%; Remaining private roads: HOA 50% homeowners 50%
- Board still needs a snow removal vendor for the upcoming season – Nate will follow up with Apex as they were interested to provide services last year
- Annual meeting set for 9/4/26 7pm at Four Square church
- Property taxes for HOA owned lots – Terri was informed by the Department of Revenue that those lots will not be taxed as they do not have assessable value and won’t be developed. Terri will do further research in hopes of getting reimbursed as far back as we can. In addition, the lot with the water pump should’ve never been taxed as it is a public utility lot and those do not get taxed.
