Spring is here! As the weather warms up, it’s a great time to refresh our homes, reconnect as a community, and prepare for the months ahead. Here are a few important updates and reminders for April.

Fire Mitigation Update

The Board has approved Jennison Tree & Landscaping as the vendor for upcoming fire mitigation work within the community. The project will begin in areas identified as most in need, particularly those closest to residential lots, in an effort to reduce wildfire risk and improve overall safety. Work will be completed in phases, and additional updates will be provided as the project progresses.

The Board is also actively inquiring about any available grants to help offset the cost of future fire mitigation; however, at this time, no viable funding opportunities have been identified. 


Road Maintenance Update

Allan Eastman from Just Dig It and Tony Undem from Undem Construction attended the most recent board meeting to answer questions and provide additional details about the proposed “double shot” road treatment. This treatment is being considered for select sections of the HOA’s private roads that require reshaping and strengthening. This approach is intended to improve durability and reduce ongoing maintenance costs and ultimately extend the overall lifespan and performance of the road system.

The expected lifespan of the treatment is approximately 10–12 years. This does not mean the roads would need to be completely redone at that time; rather, a follow-up application—likely a single treatment—would be required to maintain the surface.

The process involves shaping the roads and establishing proper drainage, followed by an initial oil application of 0.45 gallons per square foot and a ¾-inch crushed aggregate layer, which is then compacted. A second application of oil and a similar aggregate mixture is applied and rolled, with a total estimated cost of approximately $1.40 per square foot.

The Board is also exploring additional options for road improvements and maintenance that would result in more durable roads and ultimately lower long-term maintenance costs. Additional details will be shared as plans are explored.


Mail Boxes at Second Entrances 

New mailboxes at the second entrance have been installed. If you are interested in getting a mail box at any of the entrances or want to swap with one closer to your home, please contact the USPS Polson Office.


Design Review Approval Reminder

As a reminder, all exterior improvements and additions must be reviewed and approved by the Design Review Committee before any work begins. This includes structures such as sheds, chicken coops, barns, and fences, as well as updates to existing buildings like new siding, exterior paint, decks or fence replacements. This process helps maintain a consistent look throughout the community and protects property values. Please submit your application with project details and plans in advance to avoid delays or potential violations. If you have any questions about the approval process, feel free to contact the HOA.

Free Firewood Available 

Cut wood is currently available near the mailboxes by Entrance 3. Residents are welcome to pick up any of the wood for personal use. It will be available on a first-come, first-served basis.


Spring Roadside Clean up

No date available yet but we are hopeful for clean up in mid to late May. 


Burn Season Reminder

Spring burn season is March 1- April 30 – no permit requiredMay 1- June 30 – permits is required. Permits can be obtained at https://cskt.org/burnpermit/
