1. Communications from Association Members

•  None

2. Communications from Board Members

• Nate and Howard will do a burn on Thursday – wood piles by entrance 3

3. Design Review Report – nothing to approve

4. Approval of Previous Minutes

• 5/13/2026 via email

5. Financial Report

• Charles motions to approve, Nate seconds, all approve 

6. Old Business

• Road maintenance – Terri requested quotes from Treasure State, Just Dig It and just waiting on Buck
  • RID (Rural Improvement District) – Terri obtained information and met with a county commissioner to discuss the process of establishing RID for portions of Great Pine Hill and S. Rim Dr that are surrounded by common land.
    • Board discussed extensively and decided to put together a cost analysis of on going maintenance of those sections as gravel roads and as chip and seal; The report will be available for viewing once finalized
• Fire mitigation – Jennison had completed their work between lot 47 and 73
  • Terri had reached out again to Carey Cooley and again no response
• Liens for outstanding HOA dues/late fees – review was postponed but should file soon

7. New Business

• Fines for Covenants violations – the board is looking into possibly implementing additional fees for violations 
• Road Maintenance – Charles motions to proceed with proposed establishing of RID for sections of GPH and S Rim surrounded by common area – based on cost analysis of financial benefit based on quotes received, Nate seconds, all approve
• Board agrees to call a special meeting if needed as soon as all RID information is complete
• Reimbursement expenses – Terri
