Board Meeting Summary – March 9, 2026

Present: Terri Bolin, Nathan Paul, Monika Lemm, and Charles Williams
1. Communications from Association Members
- Jim Doolittle shared that Republic Services trash collection is offering a $20 discount for their garbage collection service.
2. Communications from Board Members
- Howard Farquhar sought permission to take down a deceased tree that was on common land and potential road hazard – permission was granted and the tree was removed. The dump fee was donated by Howard.
- Jim Doolittle brought a request by a homeowner for a storage container – board is awaiting detailed information from homeowner and matter will be further discussed
3. Design Review Report
- submitted by Jim Doolittle – Nate motioned to approve, Charles seconds, motion approved
4. Approval of Previous Minutes
- Minutes were approved via e-mail on 12/16/2025
5. Financial Report
- Terri Bolin will be requesting year end financials this week and will send to the board for review.
6. Old Business
- Mail box replacement post has arrived and will be installed on 3/17/26 by Nate Paul and Charles Williams.
- Road maintenance – Terri will be obtaining updated quotes and getting an additional quote for double shot, aka as double chip and seal for areas of the private roads that require a more resilient surface treatment.
- Fire mitigation on lot 47 – CSKT owned lot – Terri was able to establish contact with a member of the CSKT division responsible for fire mitigation efforts. That member had to contact another department so the process is underway but still no solid information about how and when it will addressed; Terri will be following up this week
- Fire mitigation for common areas – Terri will be obtaining updated quotes from vendors who provided quotes in late fall; Decision on which vendor will be granted the contract will be made at the next board meeting; Jette Meadows homeowner had also offered a quote but that could not be considered until that homeowner is in good standing.
- First Credit Union CD – board revisited the matter and agreed to resume reinvestment of the $5,000 into a four month CD at 3.65% interest – Nate motions to approve, Charles seconds, motion approved
- Road Equipment that was listed for sale late in fall has been sold – the buyer for the drop spreader is in ID and will be picking it this spring weather permitting
- Liens for outstanding HOA dues will be drawn and recorded based on the year end financial provided by the bookkeeper
7. New Business
- Mailboxes for second Jette Meadows entrance – mail box clusters have arrived and will be installed on 3/17/26 by Nate Paul and Charles Williams.
- Thinning of tree lot by mailboxes at the third entrance – the board is not aware of who had started thinning the area. In efforts to expedite the clean up and thin out the rest of that area, there will be a volunteer clean up day that will be set up and shared in a future newsletter.
- Highway 93 frontage spring clean up – date to be set for late spring and will be shared in newsletter
