Going forward, all HOA newsletters will be distributed electronically. You will receive them directly via email, and they will also be available at any time on our website. This will allow us to provide updates more efficiently and reduce printing costs.

Community Reminders & Updates

  1. Neighborhood Speed Limits
    For everyone’s safety, please remember that the speed limit in our community is:
    • 25 mph on paved roads
    • 15 mph on gravel roads

We kindly ask that you and your guests respect these limits at all times.

 

2. Property Maintenance

 As outlined in our covenants, properties should be maintained in a neat and orderly condition, free from excess debris and clutter. Keeping our neighborhood clean and well-kept helps protect property values and ensures a pleasant environment for all residents. (JMLA Covenants, Art. VIII, Sec. 2, Sub. Sec 2)

3. Do Not Feed the Deer

While it may seem harmless, feeding wildlife is both dangerous and illegal. Under Montana Code Annotated (MCA 87-6-216), it is prohibited to provide supplemental feed or attractants to deer and other game animals. This law applies statewide, including here in Lake County. Thank you for doing your part to protect both our community and the local wildlife.

4. Private Gravel Roads (Great Pine Hill, South Rim, and Canyon View)

The access of those roads is for residents only, their guests and delivery vendors.  Pedestrian access is open to all Association members, but we ask that motorized vehicles not be used unless you are a resident or guest. This helps prevent trespassing on private property and reduces unnecessary wear and tear on our roads—keeping maintenance costs lower for everyone.

  1. Pets & Recreational Access

We’ve received a few complaints about unattended dogs barking excessively and/or chasing vehicles. To maintain a safe and peaceful environment, please ensure your pets are not left unattended and are properly supervised at all times. (JMLA Covenants, Art VIII, Sec. 2, Sub. Sec. 5)

As a reminder, recreational motorized use of common property is not permitted under our covenants. However, the adjacent tribal land offers miles of trails and open space, providing excellent opportunities for off-road biking and ATV use. (JMLA Covenants, Art. 1, Sec. 1, Sub Sec 4) and (JMLA Covenants, Art VIII, Sec. 2, Sub. Sec. 10)

  1. Home-based Businesses

A concern has been raised regarding home-based businesses and potential nuisances they may cause. As a reminder, all home businesses must receive approval from the Board. If you are unsure whether your business has been approved, please contact the Board with your business name and a brief description so we can review it for you. (JMLA Covenants, Art. VIII, Sec. 2, Sub. Sec 1) 

  1. Building Restrictions

Several members have inquired about placing an additional family dwelling on the same lot as their primary residence. As per JMLA Covenants: “…no more than one single family dwelling shall be erected, placed or maintained on any lots” (JMLA Covenants, Art. VIII, Sec. 1, Sub. Sec 1)

  1. Highway Frontage Road Clean-Up

We will soon be organizing a community clean-up along the highway frontage road. This is a great way to keep our neighborhood looking its best and to show pride in our community. Please stay tuned for an upcoming email with details—the date and information will also be posted on our website.

  1. Mailbox installation at third entrance

Great news—new mailboxes are being installed at the third entrance, with additional units planned for Entrance Two in the near future. Once installation is complete, we’ll post easy step-by-step instructions on our website so you can claim your mailbox.
